10 Million PKR Housing Loan Scheme: Is It Really a Good Opportunity for First-Time Home Buyers?

The federal government of Pakistan announces Wazir-e-Azam Apna Ghar Program / Mera Pakistan Mera Ghar (MPMG) of 10 million PKR housing loan scheme which offered under the initiative via the State Bank of Pakistan (SBP) and commercial banks (such as National Bank of Pakistan, Bank AL Habib, Faysal Bank, and Meezan Bank).

Key Loan Features

 Maximum Financing Amount is up to PKR 10,000,000 (10 Million / 1 Crore) with interest rate 5% per annum for first 10 years and after 10 years standard bank pricing applies (typically 1-Year KIBOR + 3%). You have to pay this loan in 10-20 years. The bank finances up to 90%, and you contribute a 10% down payment/equity.

Is This Loan Worth Considering?

When I first heard about this government scheme “Wazir-e-Azam Apna Ghar Program – Ghar Ho Tu Apna (formerly Mera Ghar – Mera Ashiana)”, I found it very easy and attractive because the loan can be repaid over 10 to 20 years, which seems like a very long time to repay PKR 10 million. However, after looking at it more carefully, I realized that it is actually suitable only for buyers who have a stable income and a realistic repayment plan. The 10 Million PKR housing financing facility could be a useful option for people who genuinely want to build or purchase their first home but cannot afford to pay the full amount upfront.

Although it has the biggest advantage that a buyer does not necessarily have to arrange the entire property price from personal savings. Financing of up to PKR 10 million, combined with a potentially lower subsidized markup during the initial period, can make home ownership more achievable for eligible first-time buyers. However, taking a housing loan is still a long-term financial commitment.

I would particularly recommend that buyers calculate their expected monthly installment, household expenses, down payment, bank charges and future interest-rate exposure before making a decision.

Another important point is property selection. A buyer should not purchase an overpriced or poorly located property simply because financing is available. Location, development status, legal approval, resale potential and construction quality remain important factors. Political instability is another important factor in Pakistan which you should consider while taking loan from government.

I guess the scheme is most beneficial when the buyer has stable income, some savings for the required equity and a property that fits both their budget and long-term needs.

Before applying, I would strongly recommend comparing the financing terms of different participating banks rather than automatically choosing the first bank you visit. Ask about the complete repayment schedule, rate after the subsidized period, additional charges, eligibility requirements and property approval process.
